LOCAL HOUSING MARKET BUCKS NATIONAL TREND

While the slowing of the national housing market continues to dominate headlines, there is good news in Garfield County. Total dollar volume of real estate transactions in Garfield County increased 26.3% in October 2007, totaling over $100 million compared to $85 million for the same period last year. The cumulative total has surpassed the billion dollar volume mark for the year with an annual year to date volume of $1,025,211,700. With two months left in the year, Garfield County continues to buck the national housing market trend.

In addition to the record dollar volume, the local market has also experienced a record in the cumulative number of transactions for the year. The year to date total of 2461 transactions has already surpassed the total for 2006 transactions by 61, which totaled 2400. Albeit, October 2007 saw a decrease of 11.97% compared to the previous year with a total of 228 transactions compared to 259 for the same time period last year. Both dollar and volume local trends indicate continued strength in the local market, signs of a strong local economy.

Carbondale and Glenwood Springs account for the majority of the activity making up 43% of the volume and 57% of the dollar amount of transactions.
