Buyers already asking about Roaring Fork Lodge condos

Pricing for Riverside units not available yet

GLENWOOD SPRINGS - Riverside condominium units at the Roaring Fork Lodge could be spoken for by the time the development is complete.

There's early interest in the 40 condo units at the Roaring Fork Lodge planned to open next fall even though it's not yet clear exactly how much they'll cost.

"We haven't said anything yet" about possible price ranges, said Terry Claassen, manager of the Roaring Fork Lodge, LLC.

He said 30 to 40 people have already asked about purchasing the condo units, but reservations won't be taken until probably late January, around the time construction is tentatively planned to begin.

Claassen said of the units at a City Council meeting in July, "They hope to stay in the mid-$300,000s for the smaller units and mid-$400,000s for the larger ones," according to the meeting's minutes.

On Friday, he said he would not have detailed pricing information until late January.

According to the lodge's Web site, the 40 condos will add up to a total of 46,337 square feet, with hallways and common areas of 15,806 square feet. The average unit size is 1,159 square feet. A handful of smaller two-bedroom, two-bathroom units will be 850 square feet, and a few luxury units on the top floor will be as large as 1,450 square feet.

Planned amenities include balcony views; hotel services such as the restaurant, room service and concierge; access to the spa, business center and exercise facility; private entrances separate from the hotel; a common area on the riverside with barbecue grills and a hot tub; access to the river and public trail; and parking spots in an underground garage.

Condo owners can also opt to make money by letting the hotel rent their units when they're unused.

The Roaring Fork Lodge - a five-story, nearly 150,000 square foot building - will include 68 hotel rooms, a 9,000-square-foot convention center, a deck overlooking the river, 171 underground parking spaces, retail space and a fitness center.

The lodge is looking to put high-demand uses like a coffee and tea shop, tour operator or travel agency, small office tenants or a small satellite bank into the 5,000 square feet of retail space on the first floor.

The Roaring Fork Lodge agreed to pay for design of a roundabout to be constructed at Midland Avenue and 27th Street, near the entrance to the lodge. The lodge plans to achieve a Leadership in Energy and Environmental Design designation by using environmentally responsible materials in the construction.

The Sunlight Racquet Club at 2800 Midland Ave. was demolished to make way for the lodge last month. Claassen said the Roaring Fork Lodge is still in the process of gaining additional permits from the city.

"We finished demolition in November, so we're ready to go," he said. "We've actually got permits already in place for grading and excavation. We're still trying to get a foundation permit, and we're submitting construction drawings."
