GRAND JUNCTION, Colo. - Real estate as an investment is looking attractive again. Prices are low, interest rates are low, and there is plenty of inventory on the market to choose from.
Say you're interested in dabbling, but don't have a clue on how or where to begin. A new local group is forming to share information and resources on investing in real estate. Called the Real Estate Investors Network of Western Colorado (REIN), the organization's main goal is to bring new and experienced investors together for education and networking.
"This is the time to help people reach out to define and achieve their goals of financial independence through investment real estate," said REIN organizer Doug Van Etten, a Realtor with Keller Williams.
REIN meetings are set for the third Wednesday of each month (except July and December) from 6 to 8 p.m. Each meeting will feature a guest speaker related to the real estate or investment sector.
For the first gathering 6 p.m. Wednesday, Jan. 18, Van Etten has invited award-winning life coach Marcus Straub, who will give a talk on goal-setting.
"Part of the focus of REIN is to help new or experienced investors develop short-, intermediate- and long-term investment plans. Key to any plan is setting the goals you want to achieve," Van Etten said.
At next month's meeting, Mesa County Public Trustee Paul Brown will speak about foreclosures, and the opportunities and challenges they are as investments. Future discussion topics outlined include: getting started as an investor; getting out of debt; building a business plan; creative financing tools and techniques; how to identify "good" investments; tax lien investing; 1031 Exchanges; lease/option as an investment; nothing-down buying strategies; "hard money" - what is it and where can I find it?; and more.
Small monetary donations from members will be requested at each meeting to offset room rental, speaker fees (if any), and light food and refreshments. Experienced real estate investors, first-time investors, Realtors, lenders, building contractors, financial planners, title company representatives, etc. are invited and encouraged to attend.
