Tonight, the Carbondale Board of Trustees will consider a proposal to rezone the south side of Main Street’s 100 block. If approved, the south side of Main between 2nd Street and Snowmass Avenue would become part of the Historical Commercial Core (HCC). The area has been zoned Commercial/Transitional (CT) since 1993 and was residential prior to that. The north side of the block would remain CT for the time being. The item was unanimously approved by the Planning and Zoning Commission (P&Z) last Thursday.
According to P&Z, the move is intended to bring the block in alignment with the 2013 comprehensive plan, which designates the area as “downtown.”
“We wanted to keep continuity in this block,” senior planner Janet Buck explained.
While both sides of the block are indicated in the future land use map, the south side has at least one open building permit. If the project goes forward before the zoning changes, it might end up the sole 15-foot setback on an otherwise zero-setback street. CT also allows for diagonal parking, while HCC would prescribe the parallel parking present on the rest of Main Street. Under either zoning, existing buildings would be allowed as nonconforming uses.
As for whether the north side of the block will see a similar proposal, Buck was noncommittal.
“Maybe down the road,” she said. “I haven’t heard any rumblings from the north side about redevelopment.”
The trustee meeting starts at 6 p.m. at the Carbondale Town Hall, 511 Colorado Ave. The public hearing is on the agenda for 7 p.m.
