Glenwood Springs City Council cleared the way at its May 15 meeting for a new Discount Tire store to open in West Glenwood, approving a major development permit for a 7,400-square-foot building to be located on a 3-acre lot along U.S. Highway 6.
The site currently is occupied by a car wash, auto repair shop and a U-Haul rental facility, just west of the former Johnson Park Mini-Golf, which has also reportedly sold and is slated for an as-yet undetermined redevelopment.
Discount Tire intends to clear its lot for the tire sales and service facility, and will reserve two building sites for future development, according to the plan approved by the city.
Several design variances for the new development were approved related to access, landscaping and parking. However, council denied a request regarding sidewalk improvements along Highway 6. As the area redevelops, an adequate pedestrian walkway will be necessary, council members said.
A 3-foot-wide planting strip will be situated next to an 8-foot sidewalk, rather than a 5-foot strip as required by code.
