‘Bonedale Lofts’ may replace former trailer park
CARBONDALE, Colorado ” A small mobile home park that was dismantled in late November would be replaced by 23 multi-family residential units and 3,500 square feet of commercial space, under a development proposal expected to be submitted to the town of Carbondale, Colo. soon.
The pending Bonedale Lofts project would be located along Highway 133 between Sopris and Euclid avenues, according to a preliminary proposal reviewed by Carbondale’s town council Tuesday night.
The review was for purposes of determining what should be addressed in a formal Community Impact Assessment that will be required of the developers, once a formal application is turned in.
Owners of the 10 trailers that were were formerly on the site were informed several months ago to remove them by Nov. 30. Locations were found for all the trailers, one project official said at the time.
The plan being put forth by Land+Shelter architects and the owners of the property, Modern Dwell LLC, envisions five separate buildings.
Four buildings would be three stories tall. The fifth building, located on the east end of the property adjacent to some existing residences, would be two stories.
The various buildings would contain 13 three-bedroom residential units, five two-bedroom units, and five one-bedroom units, with 55 parking spaces on site.
Approximately 32 percent of the 39,563 square feet would be maintained as landscaped open space, according to the preliminary proposal.
Because the project is larger than 15,000 square feet, an impact assessment is required. It will address a variety of environmental, traffic, municipal service, fiscal and general community impacts.
