Market data for the midvalley region, comprising parts of Garfield, Pitkin and Eagle counties, started off the year slowly. The area reported a total of a little more than $7 million in total real estate dollar volume for the month of January. Basalt, composed of both Eagle and Pitkin counties, reported a total of $1.28 million, representing 18 percent of the total dollar volume. The El Jebel region, strictly Eagle County, did not report anything for the month of January. Carbondale reported 80 percent of the transactions with 12, while Basalt posted the remaining 20 percent with 3. Again, El Jebel did not have any to report for the month. The average residential price (all types) for the midvalley, which is based solely on one month thus far in 2010, came in at $517,923. The median residential price totaled $460,000. With very little data to evaluate at this point, the median price is strictly capturing data for the Garfield County portion of Carbondale.
