CARBONDALE, Colorado – A custom-built, 5,082-square-foot River Valley Ranch house will be on the block for a live, on-site auction Thursday, Aug. 26, with no minimum bid required to participate.
The five-bedroom, four-bath house at 4118 Crystal Bridge Drive was originally listed for $1.85 million. The auction sale will be conducted by New York-based Concierge Auctions, in cooperation with listing broker and seller Daniel Bruder.
“With 43 homes currently on the market in this neighborhood, many buyers are confused about values and are choosing a ‘wait and see’ approach,” Bruder stated in a press release. “I understand I am taking a risk by purely allowing buyers to identify the value of my home with no minimum bid required, but it was a calculated decision. I want the market to know I am 100 percent committed to selling on Aug. 26.”
The house was designed by renowned architect Brad Jordan, and includes views of Mount Sopris and the River Valley Ranch Golf Course with a private outdoor deck. The design also incorporated the use of natural mountain materials such as barn wood, interior/exterior rock and knotty alder.
The auction will take place at 11 a.m. Aug. 26. Proxy bidding is available, and a 2.5 percent commission is offered to the buyer’s broker. The property is open for preview daily from 1-4 p.m. and by appointment.
