Downtown Glenwood bank rebuild in the works
Plans are being completed for a new, two-story bank building at the corner of Ninth and Grand in downtown Glenwood Springs to replace the existing Bank of Colorado facility.
“We’ve been discussing what to do with our current building for a couple of years, and whether to remodel or go with a new building,” said Bill Deter, market president for the local bank. “This building is very old and very large, which in today’s world of banking is not very efficient.”
Instead of what would have been a “very expensive” remodel of the one-story, 20,000-square-foot building that has already undergone several remodels since it was built in 1938, the bank decided to start anew.
Representatives from Poss Architecture and Planning were before Glenwood Springs City Council last week on behalf of Bank of Colorado with conceptual plans for a new, two-story, 15,000-square-foot bank and office building. A formal development application is expected to be submitted to the city after the first of the year.
As envisioned at this point, the new building would cover a smaller footprint than the existing structure, with landscaped areas on the south and west sides.
The bank would continue to operate on the main floor, while the upstairs could serve as leased tenant space, although that decision has not been made, Deter said.
The building itself would conform with the city’s downtown design standards, and would convert one of the last remaining single-story buildings in Glenwood Springs’ downtown core to two above-ground stories, plus an unfinished basement level.
“Working with Poss, we were able to come up with a scheme that really lent itself to downtown Glenwood, giving it more of a historical look but with a contemporary twist,” Deter said. “We definitely wanted it to fit more with the historical nature of the downtown.”
The existing building does have a history of its own, having originally housed Rose Motors, one of several auto dealerships to be located downtown during the middle part of the 20th century.
Given its age, though, it just made more sense to build a modern bank building, Deter said.
“Part of it is our commitment to our customers and the community,” he said. “We’ve been here since 1993, and we plan to be here for a long time.”
The existing parking areas to the south of the building and next to the bank’s drive-through facility on Colorado Avenue would stay as is, he said.
Assuming final approval by the city, construction could begin in late spring of 2015, and the new bank could open by early 2016. The bank would continue to operate out of the drive-through facility during construction, Deter said.
City Council was generally receptive to the building plans during the conceptual review at its Dec. 18 meeting.
One question that did come up during the discussion related to the potential for residential units on the second floor or possibly a third story. Project representatives indicated that had been discussed, but is not part of the preliminary plans.
