Carbondale homesites top $1 million

Carbondale saw its first million-dollar home three years ago.

Now, a side-by-side pair of $1.2 million residential building sites are being offered just outside the town limits. The 35-acre parcels sit on a mesa above River Valley Ranch, in a section of the subdivision called 360 North and 360 South.

“It’s unbelievably spectacular,” said Christopher Kelsey, project manager for River Valley Ranch. “There are 360-degree views, so you can see Mount Sopris, Sunlight, up toward Independence Pass, and the Flat Tops to the west.”



Kelsey said the maximum home size on each lot is 6,500 square feet, with an additional 1,000-square-foot accessory dwelling unit allowed as a use by right.

River Valley Ranch is inside the Carbondale town limits, while 360 North and 360 South are just outside. Kelsey said Carbondale was still in a position to put some restrictions on the 35-acre parcels, because they are accessed by a town road, which connects to the property’s private drive.



The homesites are set away from a bluff that overlooks River Valley Ranch, to reduce visual impacts on town residents below. The property is zoned agricultural, so horses are allowed.

The terrain includes native grasses, sage, pinon and oak. There are also ravines and some large cottonwoods.

Kelsey said the property would appeal to someone who wants privacy, but is also only three minutes from the grocery store. He compared it to a homesite one might find on Missouri Heights, but right in town.

“It’s the best of both worlds,” he said.
