Caveat Emptor, or buyer beware, on Grass Mesa

Once again we are reminded of “buyer beware.” Us landowners up here on Grass Mesa Ranches knew going in that we didn’t have mineral rights. The developer and real estate agents minimized concern about any gas and oil development, allowing us to feel comfortable with our purchases and the building of homes.

There is a strong possibility the real estate agents weren’t aware of the developer’s plan to capitalize on the potential fortune underneath as well as the land surface.

Because of possible oversight, their industry is partly governed by errors and omissions clauses and insurance requiring complete disclosure. I feel they should have made greater effort toward at least alerting us of the potential, rather than minimize such thinking for the sake of a sale.

However, I find it a difficult pill to swallow that the developer just woke up one morning and said to himself: “Oh yeah, I might be able to make additional money on the mineral rights I’ve been putting together for some time now, maybe I should look into it!”

Had we used the same train of thought folks should use when purchasing a home next door to a major airport or a hog raising facility, we would have given more thought to all the wells down below in Hunter Mesa.

And had we all searched the Internet and discovered that this area is possibly the largest natural gas reserve in North America, we might have reconsidered the ease of financing offered. So I guess it isn’t all their fault!
