Corporation is buying up parts of Carbondale

CARBONDALE, Colorado – A limited liability corporation, with a British attorney serving as its agent, is buying up residential and commercial properties in Carbondale.
Equanimous Holdings, LLC, whose registered agent is Aspen attorney Sarah Oates, has recently purchased several properties on Main Street in Carbondale, as well as 14 lots in the River Valley Ranch subdivision.
According to real estate and town government sources who declined to be identified, the purchases were arranged by a British attorney named Paul Collis.
Those same sources said Collis has been working on behalf of Bren Simon, widow of shopping mall developer and billionaire Melvin Simon, who died in 2009.
Oates could not be reached for confirmation of the identities of either Collis or Simon.
Karen Toth of Chaffin Light Real Estate, the broker connected with the sale of lots in River Valley Ranch, did not return calls seeking comment for this story.
Simon is reported to own a home in Aspen, and Collis is said by real estate sources to be interested Carbondale’s real estate market.
The Main Street properties include the vacant lot at Fourth and Main and the Berry Exemption Plat at Fifth and Main.
The Main Street purchases have been relative bargains, according to records on file at the Garfield County Assessor’s office.
The parcel at Fourth and Main, for instance, was purchased from EC Partners, Ltd., on Oct. 14, 2011, at a cost of $500,000, county records show.
The previous recorded sale of that property to EC Partners, in 2005, went for $1.3 million. The same property sold in 1989 for $42,000, in 1990 for $74,000, and in 1993 for $142,000, according to the assessor’s records.
The Berry Exemption Plat at 579 Main St., once the site of Berry’s Garage and formerly owned by Bill Hurd and Nancy LaJoy, also was purchased by Equanimous Holdings on Oct. 14, 2011, at a cost of $700,000.
The property was sold by Hurd and LaJoy on Jan. 11, 2006, to 5th and Main LLC, for $1.45 million. It previous sale price, in 1993, was $225,000.
The 14 lots in River Valley Ranch, located in a subdivision known as The Enclave at Bowles Gulch, were purchased all together at a price of $1.35 million, according to the assessor’s records.
