Crystal River Plaza sells for $7.3 million

A group of Kansas investors has acquired Carbondale’s largest commercial property – the Crystal River Plaza – for $7.3 million.Gramiger Holdings/Carbondale LLC sold the Highway 133 shopping center, which includes City Market, Ace Hardware, Radio Shack and others, to a Kansas City-based group. The sale was finalized last week, according to Joe Carpenter, general manager of The Fleisher Co., which represented both sides of the transaction.The sale was part of the liquidation of the late Hans Gramiger’s estate, Carpenter said. Gramiger, the colorful Aspen character who died last year, was known locally for a real estate development that never came to fruition – a restaurant atop Shadow Mountain, overlooking Aspen.The Carbondale property actually encompasses three separate buildings, anchored by City Market. An adjacent half-acre or so of vacant land – slated for additional parking – was also part of the deal, Carpenter said.”We’ve had quite a lot of interest from out-of-town investors,” he said. “I think it’s indicative of what we’ve been seeing – interest from investors across the country – people wanting to put their money in areas of growth.”The shopping plaza currently has only a couple of small vacant spaces within it, Carpenter said.The Fleisher Co. has managed and maintained the property for the past five years.
