Glenwood Springs landmark flourishes under new owner

GLENWOOD SPRINGS, Colo. ” There have been an number of improvements, both interior and exterior, to the old Tamarack Building on 10th Street and Grand Avenue in the 13 months since Dwayne Romero bought it.

And several new professional businesses have moved in over the past year, leaving one remaining space in the two-story, brick-and­stucco structure. Romero purchased the building for $1.95 million from longtime property owner Cushman King. But the build­ing was saddled with a number of deficiencies and was not up to code.

“We’ve made great progress,” said Romero, who was elected to the Aspen City Council in May. “We have four new businesses with long­term leases. And they came strictly through word of mouth.”

Inside, Romero has made much­needed improvements to the electri­cal system, heating and air condi­tioning, and brought the building into code compliance. On the exteri­or, he has repaired the roof, cleaned the building top to bottom, painted the parking lot and done some remodeling and landscaping.

“This list of improvements might not be obvious from a tenant’s per­spective because they don’t really see it,” Romero said.”But we hope in the long run it fits the needs of the ten­ants. We tried to recognize that it needed and deserved some improve­ments, and we made a conscious effort to improve it and make it more attractive to our tenants.”

The building dates back to 1949, and Romero is working with the curator of the Frontier Historical Museum to gather some old photos of the building, which used to be the Packard dealership ” evidence of which is still visible on the side of the building, where the cars used to pull up, and the site of the old gas pump. “We want to keep a record of the ( old) images and display them,” Romero said.”The building has a bit of architectural character of the time, such as the shaped and curbed front facade. It was originally the old car dealership, and it’s kind of cool to have some of that.”

Businesses in the Tamarack Building now include an Internet marketing company, a law firm, a travel agency, a security systems company, a bank, a cosmetics com­pany and an Internet mortgage bro­kerage firm. Bob Noone, of the Noone Law Firm, has the longest tenure, having leased his office since 1997.

“(Romero) has done more to make it attractive to the tenant ” the con­veniences, the regular maintenance and repairs inside and the landscap­ing, parking lot and signs posted for the various businesses,” he said. ” Dwayne is very responsive and takes pride in the building, which helps. It’s perfect.”

Romero lived in Carbondale and Snowmass Village for 10 years before moving to Aspen with his wife, Margaret, and three daughters. He has been in real estate development for more than 15 years, specializing in mountain resort communities in western Colorado.
