June posts year’s highest number of transactions in Garfield County

Garfield County transactions for the month of June were up from all other months in 2009. June reported a total dollar volume of $28,415,500 and transactions totaled 75. Of the total transactions, Rifle beat out all other areas of the county with 18, 24 percent of the total. Glenwood Springs and Silt tied for second place in terms of activity with each reporting a total of 14 transactions, 19 percent of those available. Carbondale reported 12 transactions in June with 16 percent of the market, and New Castle reported 10, 13 percent of the total. Rounding out the county were Battlement Mesa with 5, 7 percent and Parachute with 2, 3 percent. All areas in Garfield County with the exceptions of Battlement Mesa and Parachute reported increases over last month.

Dollar volume is of course correlated directly to home prices. As is typical, Carbondale led the county in total dollars with just over $7 million, for 24.7 percent of the total. Rifle, however, followed very closely with just under $7 million, for 24.6 percent of the total. Glenwood Springs and Silt came in very close to each other with Glenwood totaling $4.9 million, for 17.4 percent, and Silt totaling $4.8 million, for 16.8 percent. New Castle reported $2.9 million and 10 percent of the total, while Battlement Mesa and Parachute rounded out the county with $1.2 million (4 percent) and $553,000 (2 percent), respectively. Dollar volume for all areas within the county except Battlement Mesa was up from last month.
