Meadows attracting local business
GLENWOOD SPRINGS – Up to 40 percent of the tenants on Glenwood Meadows’ Market Street could consist of locally and regionally owned businesses, a Meadows spokesman said. Greg Moran, vice president of leasing for Meadows’ development company, Miller Weingarten, said he’s been approached during the past several months by a slew of existing business owners in the Roaring Fork and Vail valleys, as well as some area entrepreneurs who are looking at starting a new business at the shopping center. “We really want to get some local folks in there,” Moran said. “We don’t want to make it just another stop for tourists.”Meadows is a large commercial and residential development that will be located between the Community Center and the Municipal Operations Center along West Midland Avenue. meadows: see page A2meadows: from page A1It will be the biggest development in the history of Glenwood Springs, including 490,000 square feet of total commercial and office space, along with 475 apartments, townhouses and single family homes.Moran declined to name any of the people or businesses who have expressed interest in locating shops at the center, but he said he’ll likely be able to announce the next list of incoming stores within 45 days.”There’s a lot of people who are on the edge,” he said. “I will tell you activity is really good.”He has about six letters of intent and he’s working on lease terms with those businesses. Moran did, however, recently announce that Pier 1 Imports has agreed to locate a store at Meadows. “They’ve been wanting to get into the Roaring Fork Valley for four or five years,” Moran said. The 12,000-square-foot Pier 1 Imports – a Texas-based home furnishings store – will join Target; Lowe’s; Bed, Bath and Beyond; PetCo; and Gart Brothers Sporting Goods as Glenwood Meadows’ main tenants. The remaining shops and restaurants will be located along Market Street, a thoroughfare of restaurants and retailers designed to mimic a city’s downtown retail area. To recruit area businesses into Glenwood Meadows, Moran said he’s been visiting owners throughout the Roaring Fork Valley to gauge their interest in the shopping center. “I’ve been through Basalt, Carbondale, Aspen and even Glenwood talking to retailers,” he said.He said some are considering making the move to Meadows, while others are looking at setting up second stores there. While there was some interest in the project over the past year or so, Moran said it has become much stronger during the past month since the dirtwork began. “I think people have been a little skeptical,” he said. “But I think people are now seeing it happening. I’m probably getting a dozen calls a day on the property.”While there is strong interest from retailers, Moran said local restaurateurs have shown little or no interest in setting up eateries on Market Street. Moran said part of his goal in creating the Meadows business mix is to set up an area that doesn’t directly compete with Glenwood’s existing downtown area. “I’ve been very careful not to cause a problem with Grand Avenue,” he said. “We don’t want to take away the integrity of Grand Avenue.”Groundwork on Meadows began more than a month ago. It is expected to conclude in mid-November, when work on structures will begin.
