Property sales down in February

GLENWOOD SPRINGS, Colorado ” Total dollar volume of property sales in Garfield County for February was 86 percent below February 2008.

However, February 2008 included a $35 million sale. January this year was 75 percent below January last year. The number of sales this February was 46, down 63 percent from 125 in February 2008, according to a report from the Land Title Guarantee Company.

Total dollar volume of property transactions in Garfield County through February this year was $14.14 million. The total dollar volume and total number of transactions were lower than 2004 levels.

The median price of single family homes sold this year in the county was $426,400. That is 14 percent ahead of last year’s figure of $372,000.

Most of the action was in Rifle. It had nine transactions, New Castle had eight, Glenwood Springs and Silt each had six. Carbondale had four, Parachute had two transactions and Battlement Mesa had one.

The downward trend started when 2008 sales volume started falling behind 2007 sales volume in March last year.
