Rifle P&Z: Annex industrial park

The West Rifle Industrial Park should be annexed into the city, the Rifle Planning and Zoning Commission agreed Tuesday.The commission also instructed the city’s staff to lessen some restrictions on the property, Rifle planning clerk Charlotte Squires said. “There were a lot of restrictions on it, and they thought it was unfair,” she said. An adjacent county road was left out of the annexation, Squires said, so there would be no driveway from the industrial park to the road.In all, seven lots in the park, owned by Jim Slappey, were up for an-nexation. “There is nothing really proposed yet,” Squires said. “He doesn’t know if it will be leased or sold. He’s just trying to get his land developed.”If City Council grants the annexation, Rifle would benefit through road improvement fees and increased tax revenues. “The taxes mean a lot,” Squires said. The planning board also looked at a sketch plan for Creekside Townhomes but deferred a decision. The plan originally was proposed in the 1980s, and brought back last year, Squires said. The proposal calls for 19 townhomes to be built off Whiteriver Avenue. While the board approved of the overall idea, members raised questions about traffic visibility and access to the proposed building site. “They just didn’t feel like they could approve it yet because there were too many concerns,” Squires said.
