Garfield County approves update to McClure River Ranch development near Carbondale

Garfield County commissioners approved an update to the McClure River Ranch planned unit development (PUD) near Carbondale that establishes affordable housing requirements and a dozen residential lots, according to a Garfield County news release.
Owned by Aspen Polo Partners LLC, the 98 acre McClure River Ranch property is located south of Highway 82 between the Waldorf School and Blue Creek Ranch near Carbondale.
The McClure River Ranch PUD was originally approved in 2009 and later divided into two zone districts, according to the release.
In District One, 14 total dwelling units, including single-family residences and apartments connected to barns, a clubhouse and needed infrastructure such as wells and onsite wastewater treatment systems were approved for the 49.23 acre property. In District Two, 40 residential lots were approved.
Garfield County commissioners unanimously approved a preliminary plan and minor modification to the McClure PUD on Oct. 13.
The minor amendment to the PUD guide establishes accessory dwelling units (ADUs) as a use-by right in District Two. A proposed preliminary plan for District 2 divides the 48.96-acres into 12 residential lots with a dedicated open space and community center and allows additional dwelling units by right, for up to 24 total units.
“The property is zoned for up to 40 units — we’re proposing 12 lots with each one of those lots having an option for an ADU, so our maximum density in Zone District Two would be 24,” Jon Fredericks with LANDWEST Planning and Design told the Garfield Board of County Commissioners.
The change also establishes three-unit deed restricted dwellings as a use-by right in District One for the PUD’s updated affordable housing plan.
“There’s a total of 14 allowed dwelling units in Zone District 1 Six of those would be in the barns, four of those would be cabins that are in a dedicated building envelope and the other four are earmarked for potential affordable housing in Zone District 1,” Fredericks said.
The modification also corrected the PUD’s acreage from 100.44 to 98.19 acres on the PUD plan map, altered the name of Stonefly Bend to Mayfly Bend and clarified other PUD guide requirements.
Aspen Polo Partners LLC will return before county commissioners with a final plat at a date that has not yet been decided.
